Appraisal & Umpire

Independent appraisal and umpire work on disputed property claims

When the amount of loss is in dispute, appraisal provides a defined path forward. 114Adjuster.com LLC serves as appraiser or umpire on residential and commercial property claims — assessing the condition of the property and determining repair or replacement cost and scope of work.

Scope of work

What the engagement covers

The service is independent by design. We assess the condition of the property on its own terms, then determine what repair or replacement actually costs and what the scope of work needs to include — documented line by line so either party can test it.

  • Appraiser appointments under the policy appraisal provision
  • Umpire appointments when appraisers reach impasse
  • Independent inspection and assessment of property condition
  • Repair and replacement cost with defined scope of work
  • Analysis of competing estimates and reports
  • Award documentation and clear written findings

Who this is for

Policyholders, attorneys, carriers, contractors, and appraisers who need an independent party on the amount of loss.

What appraisal does not decide

Appraisal addresses the amount of loss. Coverage questions and policy interpretation sit outside the appraisal process.

Process

From appointment to award

Every engagement follows the same disciplined sequence.

  1. 01

    Appointment

The appraiser or umpire is named under the policy's appraisal provision and the engagement scope is confirmed.

  2. 02

    File and policy review

Policy language, prior estimates, reports, photos, and correspondence are reviewed before inspection.

  3. 03

    Inspection

The property is inspected and damage is documented independently of either party's prior conclusions.

  4. 04

    Valuation

Scope and pricing are developed line by line so the numbers can be defended and compared.

  5. 05

    Award or decision

Appraisers work toward agreement; when they cannot agree, the umpire resolves the items still in dispute.
